Description

The Parking Operations Manager is responsible for the overall management and day-to-day operations of the Company's Buckhead parking facilities, ensuring safe, efficient, and customer-focused parking services for monthly parkers, visitors, customers, employees, and event patrons. This position oversees parking operations, equipment maintenance, vendor performance, revenue optimization, customer service, and special event parking while maintaining the highest standards of operational excellence, safety, and financial accountability.

KEY RESPONSIBILITIES:

Parking Operations



  • Direct and oversee the daily operations of all parking facilities, including garages and surface lots.
  • Ensure safe, efficient traffic flow and enforcement of parking regulations.
  • Manage monthly, transient, visitor, reserved, and event parking programs.
  • Coordinate customer parking accommodations during construction projects, maintenance activities, and special events.
  • Monitor facility utilization and implement operational improvements to maximize efficiency and customer satisfaction.
  • Develop and maintain operating procedures and service standards for parking operations.
  • Coordinate with Customer Service to ensure timely resolution of customer inquiries, complaints, and service requests.
  • Maintain current parking credentials, SmartTags, validations, permits, and related parking inventories.


Equipment, Facilities, and Maintenance



  • Oversee the maintenance, repair, replacement, and performance of parking access and revenue control equipment, parking software, cameras, intercoms, payment devices, and associated technologies.
  • Develop and administer preventative maintenance programs for parking facilities and equipment.
  • Conduct routine inspections and operational audits of parking facilities to ensure equipment reliability, cleanliness, safety, and security.
  • Coordinate installation and maintenance of parking signage, pavement markings, directional signage, and traffic control devices.
  • Maintain inventory of parking equipment, replacement parts, supplies, and operational materials.
  • Ensure compliance with applicable payment security standards and equipment maintenance requirements.
  • Prepare recommendations, cost estimates, and project plans for capital improvements and facility repairs.


Customer Service:



  • Deliver exceptional customer service while fostering positive relationships with tenants, customers, visitors, and internal stakeholders.
  • Investigate operational issues and customer concerns, coordinating timely resolution with Customer Service and technical support teams.
  • Assist customers with parking account setup, parking validations, SmartTag issuance, account management, and parking program education.
  • Maintain high service standards through continuous monitoring, feedback, and process improvement.


Event Operations



  • Plan, coordinate, and oversee parking operations for special events.
  • Schedule and supervise event staffing, including third-party personnel, security, ambassadors, flaggers, and valet providers as applicable.
  • Program parking equipment for event rates, operating hours, and special event requirements.
  • Coordinate event logistics with venue operators, Property Management, and external partners.
  • Monitor event performance, reconcile event revenue, and maintain event documentation.


Financial Management and Revenue Optimization



  • Assist in developing annual operating and capital budgets for parking operations.
  • Monitor operating expenses and recommend cost-effective solutions.
  • Analyze parking utilization, transaction activity, revenue performance, and operational trends.
  • Prepare operational reports, revenue projections, and performance analyses.
  • Support accounts receivable processes, invoice review, collections, and parking billing administration.
  • Review competitive market pricing and recommend adjustments to parking rates to maximize revenue opportunities.
  • Support revenue assurance through operational audits and reconciliation activities.


Vendor and Contractor Management:





    • Manage third-party vendors providing parking-related services including:
    • Parking equipment maintenance
    • Janitorial services
    • Security services
    • Valet operations
    • Electrical and lighting contractors
    • Garage sweeping, pressure washing and striping
    • Traffic control services
    • Other operational service providers


  • Monitor vendor performance to ensure contractual compliance, service quality, and timely completion of work.
  • Coordinate preventive maintenance schedules and repair activities.
  • Review contractor work and authorize completion of assigned projects.


Planning, Reporting, and Continuous Improvement:



  • Conduct regular audits of parking operations, equipment performance, utilization, and revenue collection.
  • Prepare operational reports and recommendations for management.
  • Participate in strategic planning for parking operations, technology improvements, and facility enhancements.
  • Develop performance metrics and benchmark operational effectiveness.
  • Recommend operational improvements that increase efficiency, customer satisfaction, safety, and revenue performance.
  • Remain current on industry trends, parking technology, and best practices through professional development and continuing education.

  • Ability to lead teams and coordinate multiple stakeholders toward common operational goals.


EDUCATION/EXPERIENCE:



  • Associate's degree required; Facilities Management, Property Management, Hospitality, or related experience preferred.
  • Minimum of five (5) years of progressively responsible experience in parking operations, facilities operations, property management, or related operational management.
  • Experience managing parking access and revenue control systems preferred.
  • Experience with parking software platforms such as FlashParking, SKIDATA, PARCS, or similar systems preferred.
  • Experience with budgeting, financial reporting, accounts receivable, and revenue management preferred.
  • Experience managing vendors and service contracts.
  • Proficiency with Microsoft Office, including Excel and Word.

WORK ENVIRONMENT/PHYSICAL REQUIREMENTS:



  • Combination of office, parking facility, and outdoor work environments.
  • Frequent exposure to varying weather conditions, vehicle traffic, and construction activity.
  • Occasional evening, weekend, holiday, and on-call responsibilities to support special events and operational needs.
  • Travel between parking facilities as required.
