GENERAL FUNCTION


The Sr. Financial Analyst is a member of the Real Estate Finance team which is responsible for supporting internal customers, such as the Directors of Real Estate, as well as external customers, such as Lease Administration, the Brands, Finance Department, and Construction Department. The Sr. Financial Analyst analyzes all Real Estate deals to help the Real Estate Team, as well as the Brands, make the correct decisions. Maintains/creates occupancy reports, benchmarks, lease expiration, lease tracking and any other reports needed to help manage the business.

MAJOR DUTIES AND RESPONSIBILITIES



  • Tracks Real Estate seals from proposal at the monthly Real Estate Meeting to full execution.
  • Creates and sends monthly and quarterly reports to internal and external customers to be used for analysis and to make business decisions, including but not limited to: Market Area Reports, Landlord Reports, Monthly Store Lists of open and closed stores, Field Visit Reports, Lease Expiration Reports, Monthly Deal Summaries, Options and Kickout Reports, Landlord Ranking Report, and the Deal Tracker Report.
  • Prepares 3 year occupancy plan by using occupancy analysis to support assumptions used in the plan.
  • Conducts the Annual Occupancy Plan process which includes identifying stores up for renewal, providing store financial information, compiling tactical plan information, preparing an initial plan target based on history, and working with Real Estate Directors to calculate and finalize the occupancy targets. Once final, the targets are summarized with their impact to occupancy and are shared with the Lease Accountants.
  • Provides the Lease Accountants with updates to deals and occupancy targets to be used for monthly accruals and in the quarterly occupancy forecast.
  • Maintains Real Estate Venues and Mall Ratings, month to month effective dates and construction dates in the RetaiLease Database.
  • Serves as a backup for deal proforma preparation and processing.
  • Supports Real Estate Department objectives by providing financial information and store data as requested for analysis.

BASIC QUALIFICATIONS



  • Bachelor's Degree in Business Management, Finance, Accounting or equivalent experience
  • 3+ years analytical and business system solutions experience
  • Proven track record of providing analytical business solutions ranging from ad hoc to major projects
  • Experience with Excel, Word, Essbase, Access, SAP, and Powerpoint
  • Strong interpersonal, written and oral communication skills
  • Strong analytical, statistical and/or data management skills

  • 3+ years analytical and business system solutions experience in retail environment

Pay Range: 78,554.00-109,281.60

Employee pay is determined by multiple factors, including geography, experience, qualifications, skills and local minimum wage requirements. In addition, you may also be offered a competitive bonus and/or commission plan, which complements a first-class total rewards package. Benefits may include health care, retirement savings, paid time off/vacation, and various employee discounts.
