TMG's Estimator I is a position whose responsibilities encompass the development of cost estimates for civil and building projects typically valued in the $1m to $20m range. TMG's Estimator I reports to the Senior Estimator, and his or her efforts are to work with TMG's various project teams to provide dedicated estimating subject matter expertise to develop cost estimates for the larger design-bid-build and design-build projects that TMG pursues. Scope of Estimator Position Assist in all aspects of developing cost estimates and other pre-construction related services for civil and building project with an approximate volume of $1 -$20 million that results in an annual capture of $10 to $20 million of new contracts at a selling price that covers all direct job costs, TMG Overhead and a responsible profit to the organization. Essential Functions of Estimator Position Working knowledge of several disciplines, such as civil, architectural, structural, mechanical, and electrical, and the capacity to understand unique project requirements. Good analytical skills and the ability to effectively use a variety of estimating, scheduling, and reporting software tools. The ability to effectively communicate with management, subcontractors, customers, and peer groups. Ability to travel to different job sites within a designated geographical area. Estimator Responsibilities * Create detailed cost estimates that are organized by CSI and arranged to follow the pricing format required by the project; * Assisting in the scoping of the projects to create the estimate summary and outsourcing strategy; * Develop Statement of Works / Scope Summary Sheets for all bid packages required for each project through direct and indirect effort to include involving TMG operations personnel to make sure the scopes are complete; * Facilitate outreach to subcontractors and supply community directly and indirectly by delegating outsourcing responsibility to others to obtain no less than three proposals for each bid package; * Visit project work sites, participate in pre-proposal meetings, clarify scope of work, and prepare RFI's; * Assisting in the evaluation of projects for constructability and value-engineering cost savings; * Work closely with TMG project operations personnel and other stakeholders to develop strategy, competitive differentiation, and an overall understanding of the project; * Develop and manage the pre-proposal RFI process and list of clarifications and exceptions to TMG's offer; * Work with TMG's Contract Administrator to prequalify subcontractors to manage risk; * Participate in subcontractor outreach activities to understand and nurture TMG's relationship with our supply chain; * Understand and seek out specialty subcontractors and suppliers that fulfill the unique requirements of the project that we pursue; * Develop and/or manage the development of a preliminary bid schedule; * Understand Division 01 requirements and develop the General Conditions for the project; * Develop self-performed estimates for the trades that we choose to self-perform; * Work closely with subcontractors, suppliers, and other stakeholders through the bid process to understand and capture the complete scope of each trade in the scope summary sheets and the estimate at large; * Assist in the process of subcontractor and supplier pricing to develop TMG's final selling price and offer; * Understand and assist in managing TMG's risk as part of the proposal preparation process; * Participate in negotiating final scope, price, and other terms; * Summarize the estimate into the accounting budget and turn over the project to operations via a deliberate process; * On occasion, negotiate subcontracts and purchase orders to assure that all project goals are being addressed; Minimum Qualifications * B.S. degree in engineering or construction management with 2-4 years of experience with a commercial and/or industrial general contractor or 5-7 years of directly related experience with no degree; * Demonstrated experience estimating and managing self-performed work activities and subcontracted work; * A solid working knowledge of construction means and methods associated with the renovation of commercial and institutional buildings and site work related thereto; * Detail-oriented with a demonstrated ability to organize and manage detailed analysis; * Proficiency with spreadsheets, email, and other software used in the construction industry; * A minimum of 1-2 years of experience in government contracting is preferred but not required; TMG provides a mix of voluntary and company-paid health and welfare benefits, vacation, sick and holiday paid time off, a 401k match, and we fully support training and professional growth.
