Title: Facilities Maintenance Engineer II - Lead Status: Non-Exempt, Non-Management, Full Time Location: The Willow Tree Inn, 1919 W. Artesia Blvd., Compton, CA 90020 Schedule: Monday-Friday, 7:00 am - 3:30 pm Benefits: Medical, Vision, Dental, Life Insurance, 403(b) Retirement plan, Eligibility for Federal Student Loan Forgiveness. SUMMARY The Facilities Maintenance Engineer II - Lead is responsible for a wide variety of maintenance and Janitorial duties at three of The People Concern properties. This position will work under the direct supervision of the Portfolio Manager and is responsible for repairs and preventive maintenance of apartment units and building. Candidates need to have experience with general maintenance of apartment buildings, including but not limited to carpentry, drywall, electrical, painting, patching and plumbing experience, etc. This position will ensure that The People Concern operates a clean, safe, and well-maintained facilities that meets the needs of the people that work and live in them. ESSENTIAL DUTIES & RESPONSIBILITIES
- Responsible for multiple facilities to include but not limited to: 82nd, Colden, Willow Tree
- Responsible providing adequate coverage for sites due to staff call outs at any time, and informing your supervisor of any lack of coverage or unresolved site issues
- Responsible for the daily repair and upkeep of the property
- Responsible for the upkeep of all facilities, grounds and equipment to ensure that they are running at optimal conditions at all times and referring any difficult concerns to your supervisor
- Ensures the turnover of units (make-ready) within 7 working days
- Complete work orders within 24 hours for an emergency and 3 days for a routine request or as directed by your supervisor
- Complete repairs and facility rehabilitation, including interior and exterior facility grounds, buildings and equipment
- Inspect all communal area lighting and fire extinguishers regularly
- Perform plumbing tasks such as replacing faucets, resetting toilets and sinks, repair water leaks and clearing clogged drains
- Responsible for exterior cleaning and disinfecting of all high touch areas (handrails, doorknobs), including sweeping, mopping, emptying trash, cleaning laundry room, windows and power washing parking, walkways and weed abatement as needed
- Inspect condition of floor tile, clean, repair and/or replace as necessary
- Replace locks and keys, re-key if necessary; ensures key policy is being adhered to; ensures security and functioning of doors and windows by testing and repairing as needed
- Responsible for the daily cleaning and disinfecting of offices, staff lounge, laundry room & all communal areas of property (walkways, stairs, elevators)
- Oversee all lock-outs, during business hours
- Implement a schedule of regular evaluation and preventative maintenance/repair tasks of the facility ensuring the safety of the buildings from fire, flood, and other hazards
- Responsible for ensuring that all janitorial supplies and maintenance supplies are adequate and inventoried for assigned sites
- Communicate regularly with all members of the team, to ensure effective two-way communication concerning maintenance issues
- Motivate and coordinate employees, as well as refer any need for temporary help, discipline, hiring etc. to your supervisor
- Assist property management with monthly, bi yearly, yearly inspections as needed
QUALIFICATIONS
- High School Diploma or equivalent
- Minimum five years' experience as a hands-on property maintenance technician in an apartment building
- Ability to operate hand tools including power tools
- Able to accurately diagnose and correct problems with plumbing, electrical, and air conditioning units
- Able to perform routine building maintenance tasks in a timely manner, including but not limited to light construction, structural repair, and scheduled preventative maintenance
- Computer literate
- Current, valid California Driver License, Insurance with an acceptable driving record and reliable car
- Effective interpersonal communication skills and the ability to work effectively with a wide range of constituencies in a diverse community
- Self-starter with the ability to stay ahead of the curve and thrive in a fast-paced work environment
- Working knowledge of workplace safety and illness and injury prevention practices
WORK ENVIRONMENT
- On a routine basis drive to and from different locations
- Regularly required to sit, stand, bend and occasionally lift or carry up to 45 pounds
- May necessitate working in busy and loud environments
- May be exposed to elements like cold, heat, dust, noise, and odor
- May need to bend, stoop, twist, and sit throughout the day
